Osborne House is an elegant Victorian villa set in a secluded location but a short walk from the centre of Ballater village. It has a colonial style verandah looking out onto a large garden, with greenery on all sides.
There are two double/twin rooms with en suite shower rooms and a single room on the ground floor with its own bathroom.
There is a lounge with an open fire and television for guests, and wi-fi throughout the house available for a small extra fee.
We offer a choice of hot or cold delicious home-cooked breakfasts and will be pleased to do everything we can to help you enjoy your stay on Royal Deeside.
Osborne House is a small B&B with a relaxed, peaceful atmosphere. Guests who arrive at teatime are offered a complimentary tea or coffee and home-cooked cake.

- Ballater is only a few miles from Balmoral Castle, the favourite holiday home of Queen Victoria and which has been used by the Royal Family for a summer home ever since
- When the Family is not in residence it is open to the public
- Queen Victoria's private railway carriage is on display in a museum in old Ballater Station
- Also nearby is Lochnagar Distillery
- There are walks of all levels, from Lochnagar itself, to the more sedate Seven Bridges Trail which runs along the River Dee from Ballater to Cambus O'May
